Our deaf center has group homes and our waiting list continues to grow and we have an urgent need for your assistance.
We need another condo to add to our housing assistance program.
If you finance the down payment and 30 year loan, we’ll pay the monthly payments, association dues, and property taxes. Title will be shared with you until we pay off the balance and pay you back the down payment.
You’ll enjoy the tax advantages from the down payment, the association dues, and the interest from our monthly payments to the bank.
The only stipulation is that we have the right to choose the tenants, we exercise association voting rights, and that you must convert the title to Orange County Deaf Advocacy Center upon completion of payments.

I think AmeriDream is a good program and I am hoping that they can continue helping first time home buyers such as myself.
I believe i read article on msn that say it will be there but the criteria will be strict even if you have the money. in short, people bought homes that could not afford them, agents sold homes to people who they knew could not afford them. u need to research this, get the facts from the program themselves

FHA mortgage loans are underwritten nation wide therefore the rules in one state apply to other states.
Under FHA guidelines you may get get a gift of your down payment from a relative, friend, or a non-profit charity organization.
This must be a gift and can not be a loan of any type. In other words you can not make a deal under the counter to obtain your down payment. Also whomever donate the down payment must be able to prove they are able to do this donation with bank statements. These bank statements will also indicate if the money has been in their bank account more than the 90 day seasoning requirement.
You might talk with your FHA loan officer about possible non-profits that might be of assistance in your purchase of this home.

What I am looking for is what are the eligibility requirements, and the steps or process of receiving the assistance in Colorado or just in general.
Generally you can get the first time home buyer credit advanced to you to use as your down payment. FHA is a good place to look for low down payment loans. You will pay a somewhat higher rate than a 30 year prime, but you will not need PMI.

The answer is yes. If we are talking about a house, making an additional down payment is not very useful because unless it is a high amount $5,000 or above, it will not take much off the mortgage amount. If we are discussing a car loan, keep in mind, it is similar, every $1,000 takes $20 off your payment.
